Your Path to a UW House

Hurry. The houses go fast.

Timing is crucial in securing a great location near the UW campus. Desirable properties are often claimed quickly.

Form a Group

Form a group you want to live with. You do not need to have all of your group members now to rent a house now. Group sizes must be no more than 2 away from the number of bedrooms (ex: a group of 7 may rent a 9 bedroom house now) Do not wait until you have the max number of people because most groups are renting many months out and you have plenty of time to find remaining roommates.

Elect a Group Leader

Elect a group leader to push this project along and coordinate communication between the group and property management.

Check Out Availability

Review the Houses Available & Rents and Virtual Tour links with pictures, floor plans, etc. of all houses.

Tour the Houses

Try to have all of your group members there because the houses are only shown once per week and they go fast.

Put together deposit money. Raise 1.5 Month's Rent Deposits NOW

Instead of the normal 3 months' rent deposits, Landlord will accept an offer from tenants for installments of a last month's rent deposit of one month's rent PLUS a security/damage deposit of one half month's rent. Your first month's rent for September is not due until September 1. This means that you need to raise from each of your members one and a half months' rent now.

Tip: Tip: If someone is taking too long to get their deposit together and you really like a house, the rest of the group should cover their deposits and get reimbursed by them later.

The lease is the same for each house and only one lease is signed by all in your group. Leases are for one year, from September 1 through August 31.

Important Information

It usually takes a group one to two weeks to complete the above items, and because almost all landlords require the same thing, you need to start getting these items done immediately. Most groups take up to 10 days getting the deposits together.

Housing is offered on a first-come, first-served basis. Once a group has completed all required responsibilities, including applications, lease documents, and payments, the house will be secured for that group.

We do not take holding deposits or even want to see an application or lease until a group has together all three requirements of money, applications and lease. We will rent a house to a group that has full deposits and signers numbering not fewer than two less than the number of bedrooms for a house (i.e. we will rent a house to seven signers on a nine bedroom house, but not six or fewer).
